  • Set up document control to track addenda, bulletins, new drawing sets and clarifications.
  • Make sure QA/QC is followed and report any issues or gaps.
  • Track key project documents, including submittals, RFIs, change orders, invoices, payments and lien releases.
  • Coordinate and manage all owner-direct vendors alongside the supply chain and consultants.
  • Start close-out with the client's document control team two to three months before completion, setting timelines and owners.
  • Define close-out document requirements and collect everything until completion, including warranties, as-builts and O&M manuals.
  • Run the punch list and the substantial and final completion process with the onsite construction management team.
  • Negotiate and close out any open change orders, quality issues or disputes.
  • Process and track final invoices, payment applications and retention payments.
  • Prepare and submit the final project accounting and budget.
  • Help the client schedule and manage owner-direct vendors and consultants.
  • Where applicable, carry out SOX control duties if they form part of the role.

  • Motivated by complex problems and tight deadlines.
  • Detail-focused, with strong written and verbal communication and the ability to juggle multiple tasks in a fast, changing environment.
