Description

The company is hiring a field project manager to act as owner's representative during the tenant fit-out of mission-critical data center facilities.

Most of the job happens on site. You lead construction execution, safety, schedule, quality, commissioning, logistics, and the handoff between base building and tenant work.

You will manage contractors, hold them accountable, and resolve field problems so the project finishes safely, on time, within budget, and to the owner's goals.

The role suits someone with data center, critical facilities, semiconductor, or similarly complex project experience and a solid grasp of construction methods, commissioning, and MEP systems.

Responsibilities

  • Oversee safety and quality daily, inspecting alongside the construction manager and confirming the general contractor carries out the project's QA/QC plan.
  • Track the schedule day to day, run weekly CPM schedule reviews, and attend detailed planning meetings with the construction manager and subcontractors.
  • Study plans and specifications to understand design intent and scope.
  • Coordinate between the base build GC and the fit-out GC, including phase turnover and tenant fit-out scheduling.
  • Manage owner-furnished, contractor-installed equipment, covering its schedule, inspection, receiving, and tracking.
  • Schedule vendor startup and commissioning, and manage owner-direct vendors such as IT, the roofing consultant, geotechnical engineers, and third-party inspectors.
  • Coordinate deliveries, site logistics, and facility shutdowns and notices.
  • Track submittals, RFIs, and the procurement log, along with weekly GC reports and safety metrics.
  • Attend weekly OAC meetings and write the minutes.
  • Review the GMP buyout, analyze it in detail, and own the recommendations. Provide value engineering with supporting analysis, review and approve change orders, and identify cost avoidance ideas.
  • Review the construction manager's monthly forecast and the monthly pay applications, and process cost documents.
  • After initial design, manage design coordination, integrate tenant fit-out packages, validate cost impacts of design changes, and run construction administration.
  • Manage the permit process with the authorities having jurisdiction, including inspections and the certificate of occupancy.
  • Lead closeout, covering financial close-out, O&M manuals, punch list, and operations handover.
  • Provide weekly project reports.
  • Work on tenant fit-outs on a fast schedule, including busway and RPPs, hot aisle containment, conveyance, and retrofits in existing buildings such as added CRAHs, power and cooling upgrades, and PQM retrofits.

Requirements

  • Bachelor's degree in construction management or engineering, or equivalent trade or superintendent experience.
  • 7 to 10 years of experience in design or construction of projects. Experience in labs, semiconductor, data center, or critical facility construction is required.
  • Proficiency in Word, Excel, PowerPoint, and Project.
  • Strong written and verbal communication for working with senior management, service providers, workers, and contractors.

Conditions

Salary range of $140,000 - $220,000 USD.

On the job five days a week, 6:30 to 3:30.

Benefits

  • Medical, dental, and vision insurance.
  • 401(k) with a 4% company match when you contribute at least 5%.
  • 15 days of paid time off.
  • 8 paid national holidays.
  • Reimbursement for professional licenses and certifications.
