Description

You will lead all aspects of data center construction projects for the company's clients.

You need a proven record of holding vendors to the terms of their construction agreements, and of managing the budget and schedule on projects that vary in size and complexity.

The company is a global professional services firm with over 22,000 people in more than 60 countries. It works across real estate, infrastructure, energy and natural resources, and offers programme, project, cost, asset and commercial management, controls and performance, procurement and supply chain, net zero and digital solutions.

The company is majority-owned by a large commercial real estate services and investment firm, and its partners hold a significant minority interest.

Responsibilities

  • Lead the work on site with the general contractor and any other vendors contracted directly to the client.
  • Build the master schedule with the general contractor from the critical path and key milestones as a P6 schedule loaded with cost and resources.
  • Set up the master budget, covering soft and hard costs, bonds, insurance, contingencies and allowances.
  • Monitor and track the budget and schedule, and analyse schedule performance and delays.
  • Support contractor prequalification, bid invitations, bid evaluation and recommendations.
  • Help negotiate contracts with the client and legal counsel, including all general contractor business terms such as markups, fees, insurance, labour rates and critical issues.
  • Coordinate the design team's work for the client.
  • Check that the architect or engineer covers the full set of city and other authority approvals and permits.
  • Coordinate constructability reviews of the project documents.
  • Prepare and capture cost estimates with subcontractors and vendors for scope gaps and changes.
  • Coordinate value engineering.
  • Produce monthly cash flow forecasts.
  • Help the client identify, scope, buy out and schedule all owner-direct vendors and consultants.
  • Run cost and change control: review, negotiate and recommend change orders, and analyse delays.
  • Control project documents by tracking addenda, bulletins, new drawing sets and clarifications.
  • Monitor QA/QC compliance and report issues and gaps.
  • Process, track and report invoices and payment applications.
  • Track key project records, including submittals, RFIs, change orders, invoices, payments and lien releases.
  • Lead OAC meetings and other project meetings.
  • Start closeout 2 to 3 months before completion. Set closeout document requirements and track receipt of warranties, as-builts and O&M manuals until completion.
  • Support city and other authority final inspections and the occupancy process.
  • Create and manage punch lists, and run substantial and final completion.
  • Resolve and close any open change orders, quality issues or disputes.
  • Process final invoices, payment applications and retention payments.
  • Prepare and submit the final project accounting and budget.

Requirements

  • Hold a bachelor's degree in architecture, construction or engineering.
  • Have a solid grasp of MEP construction management and a proven record of leading capital projects.
  • Have 5+ years of relevant experience.

Conditions

You may have SOX control duties, which you must follow where they apply.

On-site presence and requirements may change with the client's needs.

The company supports a healthy, productive and flexible working environment that respects work-life balance.

The company is an equal opportunity employer that values diversity, and it keeps all applicant information confidential under EEO guidelines.
