  • Coordinate the commissioning schedule.
  • Manage schedules for owner-direct vendors, including IT, roofing consultant, geotechnical, and third-party inspectors.
  • Manage the schedule for customer fit-out work.
  • Review and support the GMP buyout, and analyze it in detail, taking ownership of your recommendations.
  • Prepare value engineering (VE) recommendations with supporting analysis.
  • Review and approve change orders, covering both cost and process flow.
  • Identify ways to avoid or reduce costs.
  • Review monthly pay applications.
  • Provide general oversight of QA/QC and safety.
  • Inspect and review QA/QC and safety daily with the CM.
  • Coordinate facility activities, including MOPs and notifications.
  • Assess progress each week and report it accurately.
  • Prepare and process cost documents such as pay applications and change orders.
  • Run the weekly owner-architect-contractor (OAC) meetings and produce the minutes.
  • Produce weekly project reports.
  • Lead the closeout process, covering financial items, O&M manuals, punchlist, operations, and related items.
  • Manage design coordination once the initial design is complete.
  • Integrate customer fit-out design packages that fall outside the base build.
  • Validate design costs and process changes.
  • Lead the permit process and communicate its status.
  • Manage AHJ inspections and the certificate of occupancy process.

Requirements

  • Hold a bachelor's degree in construction management or engineering.
  • Have 7-10 years of experience in either design or construction of projects.
  • Have hands-on experience in laboratory, semiconductor, data center, or critical facility construction.
  • Hold a PMP, CCM, or PE license, which is a plus.
  • Be proficient in MS Word, Excel, PowerPoint, and Project.
  • Have a history of building strong client relationships and managing people.
  • Bring solid analytical and problem-solving skills.
  • Spot project issues early and respond to them proactively.
  • Communicate clearly in writing and verbally with senior management, service providers, workers, and contractors.

Conditions
