Description

The company is a global professional services firm with over 22,000 people in more than 60 countries. It works with clients across real estate, infrastructure, energy and natural resources, and offers programme, project, cost, asset and commercial management, controls, procurement, supply chain, net zero and digital services.

The company is majority-owned by the world's largest commercial real estate services and investment firm, with its partners holding a significant minority stake.

This role leads the PreConstruction team on the West Coast. The team carries out the technical and legal checks on potential leased properties, finding site limits, regulatory obstacles and infrastructure needs before tenant build-out. You will manage that team and help move each site from selection to construction start with clear costs and low risk.

You will work with West Coast utility companies.

Responsibilities

  • Inspect sites in person, assessing structure, mechanical, electrical and plumbing capacity, and the utility infrastructure on each site.
  • Turn detailed technical findings into short Go/No-Go feasibility reports for different stakeholders, flagging anything that could raise costs or delay the schedule.
  • Check whether a site's current condition fits the client's prototype or specific use.
  • Review local zoning rules, land-use limits and building codes to confirm the planned operation can go ahead.
  • Identify the discretionary approvals needed, such as variances and conditional use permits, and set the critical path timeline for getting them.
  • Oversee ALTA surveys, title commitments and Phase I and II Environmental Site Assessments, reviewing each one closely.
  • With Real Estate and Transaction Management, define the landlord's work and tenant's work in the lease work letter so the technical specs are accurate and enforceable.
  • Compare tenant improvement allowance requests against verified site conditions to prevent capital overruns.
  • Manage a national or regional group of environmental, geotechnical, civil and structural consultants.
  • Audit consultant deliverables to confirm they meet the company's standards for depth and accuracy.
  • SOX control duties may fall to you, and you follow them where they apply.

Requirements

  • A bachelor's degree in construction management, engineering, architecture or a closely related field.
  • You must live on the West Coast and be able to work West Coast hours.
  • Prior experience working with West Coast utility companies.
  • 3, 5 years handling new utility service applications across the country, from submission to completion.
  • Strong organizational and communication skills.
  • Skill in Excel, Word, PowerPoint, Outlook and project management tools such as Procore.
  • Ability to juggle multiple priorities and adjust when project needs change.
  • Comfort working both in the field and in an office, with occasional travel as needed.
  • Careful attention to detail and the ability to keep documentation organized across several projects.
  • Plus: energy modeling experience.
  • Plus: experience with utility GIS databases.
  • Plus: experience with dashboard tools such as Power BI or Smartsheet.
  • Beneficial: exposure to EV infrastructure or service center construction.
  • Beneficial: knowledge of EV systems, charging infrastructure or fleet operations.

Conditions

Base salary is $160,000 to $170,000. This is the company's good faith estimate at posting, and the final offer depends on experience, skills, qualifications and internal equity.

On-site requirements may shift with the needs of the client.

Occasional travel is part of the role.

The company is an equal opportunity employer and welcomes applications from all backgrounds.

Benefits

  • You may be eligible for bonuses in addition to base salary.
  • You receive a comprehensive benefits package.
