Description

The company is hiring an experienced Tenant Fit-Out (TFO) Project Manager to act as the owner's representative on newly built data center facilities.

This role sits in the tenant fit-out stage, which begins once the base build is finished. The work covers installing, connecting, and handing over tenant-specific infrastructure in a new building.

You will work with the base build team, the general contractor, trade partners, and commissioning agents so tenant work meets design intent, milestones, quality standards, and operating needs.

Responsibilities

  • Act as the owner's representative project manager for tenant fit-out in a new data center, protecting owner and developer interests through execution, commissioning, and turnover.
  • Oversee tenant fit-out work inside a completed base build, including white space build-out, extensions to power and mechanical distribution, equipment installation, controls integration, and support infrastructure.
  • Serve as the main point of contact among the owner and developer, general contractor, base build team, tenant teams, designers, and commissioning agents to keep scopes and responsibilities aligned.
  • Assess general contractor and subcontractor performance against approved milestones, quality, safety, and sequencing, without directing how the work is built.
  • Review and support approvals of submittals, RFIs, design clarifications, and field change requests for tenant fit-out and system integration.
  • Track tenant milestones and confirm they fit the campus master schedule and commissioning plan.
  • Spot schedule risks and help shape mitigation or recovery plans with project controls leadership.
  • Attend progress, coordination, and commissioning readiness meetings, record action items, and push tenant issues to timely resolution.
  • Identify risks in constructability, access, sequencing, shutdowns, system tie-ins, and commissioning readiness, and raise them early with recommended next steps.
  • Support testing, commissioning, punch list work, and turnover readiness, confirming tenant systems are complete, coordinated, documented, and meet operating requirements.
  • Review progress reports, change impacts, and pay application backup for tenant fit-out, and advise the owner on them.
  • Give owner leadership clear, concise updates on progress, risks, decisions, and issues affecting tenant delivery, schedule confidence, and operational readiness.
  • Take on other duties assigned by management.

Requirements

  • Bachelor's degree in construction management or engineering.
  • 7-10 years of experience in designing or building projects, including data center, semiconductor, lab, or other critical facility construction.
  • Experience supporting tenant fit-out, white space build-out, or MEP delivery in a data center or other mission-critical setting.
  • Working knowledge of MEP systems, commissioning processes, and turnover requirements.
  • Ability to oversee contractor performance, schedule, quality, and safety from the owner's side.
  • Proficiency in MS Word, Excel, PowerPoint, and Project.
  • A track record of building strong client relationships and managing people.
  • Sound analytical and problem-solving skills, with the initiative to spot project issues and act early.
  • Clear written and verbal communication with senior management, general contractors, trade partners, designers, and commissioning agents.
  • Plus: PMP, CCM, or PE license.

Conditions

Salary range: $140,000 - $200,000 USD.

Benefits

  • Medical, dental, and vision insurance.
  • Life, accident, and long-term disability insurance.
  • 401(k) with a 4% company match when you contribute at least 5%.
  • 15 days of paid time off.
  • 8 paid national holidays.
  • Reimbursement for professional licenses and certifications.
