Description

The role leads interior non-structural, non-seismic design for Tier 2 and Tier 3 locations worldwide, covering spaces under 15,000 SF, in line with the company's workplace guidelines and design standards.

Project design managers analyze, plan, design, document and manage interior projects that must meet building, fire, life-safety and energy codes so a building permit can be obtained where the law allows.

The work draws on space planning, interior materials and finishes, casework, furniture and equipment, lighting, acoustics, wayfinding, ergonomics and how people behave in interior spaces.

Each year the role also runs portfolio audits against the workplace standards and guidelines and is responsible for the quality of design deliverables.

Revit experience is required.

Responsibilities

  • Confirm the goals, objectives, space needs and design outcomes of the real estate team and stakeholders, and check them against the workplace standards and guidelines.
  • Survey and record existing interior conditions and explain how they affect the project scope.
  • Turn project data into test fits and design concepts that are creative, safe, functional and suitable in appearance, checking each one against local code and public health and safety requirements.
  • Help select interior products, materials and finishes, furniture, furnishings, equipment, casework, signage, window treatments and other non-structural, non-seismic elements.
  • Prepare contract documents that show design intent and support permit applications, moving through schematic, design development and construction stages. These include floor, partition, reflected ceiling, finish, furniture, wayfinding, signage, code and coordination plans, plus elevations, sections, schedules and details for non-load-bearing or non-seismic work.
  • Oversee the non-structural, non-seismic design scope alongside architects, mechanical, electrical, plumbing and fire-protection engineers, and acoustical, audio-visual, low-voltage, food service, sustainability, security, technology and other specialist consultants. This includes placing and styling building services devices and accessories, setting ceiling heights and materials, locating partitions, and checking acoustic performance.
  • Work with contractors to stay within budget and support value engineering.
  • Maintain client design standards, recommend new ones and improve the workplace design standards for furniture, fixtures, equipment, millwork, colors, materials and finishes.
  • Work with the FF&E and operations teams to make sure furniture standards and policies are followed.
  • Manage project close-out, including collecting as-built floor plans and overseeing drawing preparation and their import into the space data management system.
  • Coach local operations teams on space planning and FF&E solutions, making sure they follow set workflows and deliver consistent service for every project type.

Requirements

  • A bachelor's degree from a CIDA-accredited program in a related field such as architecture, interior design, corporate real estate, facilities, project or construction management, or a bachelor's degree in another major together with an interior design certification, degree or diploma.
  • Three to five years of experience in a corporate real estate setting.
  • Proven skill in reading architectural and engineering drawings and developing concepts and designs.
  • Experience managing projects of varying scope and complexity.
  • Experience contributing to budgets, managing vendors and supporting procurement.
  • Proficiency in MS Office Suite.
  • Excellent customer service and interpersonal skills.
  • Able to work independently and within a team.
  • Able to build strong working relationships with internal and external partners.
  • Strong verbal, written and presentation skills.
  • Takes ownership of requests through to completion.
  • Strong attention to detail and quality.
  • Able to manage several projects at once with little supervision.
  • Revit experience is required.
